PETALING JAYA: RB Land Holdings Bhd (RBLH), known for its Seremban 2 township development, is to diversify and enhance its earnings base through niche developments in the Klang Valley.

It will be launching a gated semidee development on a 4.53-acre freehold tract near Mont'Kiara sometime next year. This will be through a subsidiary Titian Tegas Sdn Bhd.

"We're still finalising the details of the purchase of the plot, which was announced only recently. We'll be launching it sometime towards the third or fourth quarter next year," a company official said. Titian Tegas had bought the two freehold parcels totalling 4.53 acres from Puncak Melati Sdn Bhd for RM9.9 million. It plans to build 30 units of semidees on the land.

Details such as pricing, service charge, design and concept are still in the planning stages, the official added. Located six km southwest of the city and close to established residential areas such as Mont'Kiara and Desa Sri Hartamas, the project will have a gross development value (GDV) of RM32 million.

Apart from the semidee project, RB Land is also developing a condominium project in the vicinity, comprising two 28-storey blocks housing 400 units on a five-acre parcel.

The project, known as Segambut Condos, is a joint venture with several companies and has a GDV of RM100 million. The units come with built-ups of 1,000 sq ft to 1,200 sq ft and will be priced from RM250,000.

RB Land's other recent land acquisition in the Klang Valley is a five-acre parcel next to Desa Parkcity in the vicinity of Bandar Menjalara. It is also halfway through a nine-acre development called The Boulevard, comprising mostly high-rise units plus some landed units in Wangsa Baiduri in Subang Jaya.
